O mercado da construção civil enfrenta intensas mudanças tecnológicas. Em um setor altamente competitivo, a gestão de riscos se apresenta como uma das principais estratégias de gerenciamento para grandes projetos de construção, auxiliando as construtoras na tomada de decisões fundamentadas. Nesse contexto, este estudo teve como objetivo identificar e classificar os fatores de risco nas construtoras habitacionais brasileiras certificadas no nível A do Programa Brasileiro da Qualidade e Produtividade do Habitat (PBQP-H) na região metropolitana de Belo Horizonte, Minas Gerais. Esses riscos foram identificados a partir do mapeamento de artigos científicos e agrupados em seis categorias, a saber: financeira, gestão, técnica, ambiental, legal e sociopolítica.
Para o levantamento dos dados deste estudo, foi aplicado um questionário online a profissionais de diversas funções em empresas de construção habitacional na região metropolitana de Belo Horizonte. Os resultados mostraram que cinco fatores de risco são considerados ameaças graves para as empresas de construção, enquanto dois apresentaram um risco tolerável. Destacam-se a "variação da taxa de juros", "variação da inflação", "alterações ou revisões de projeto", "atraso na execução dos subempreiteiros" e "falta de mão de obra qualificada", que apresentaram os maiores níveis de risco na pesquisa. Os resultados alcançados mostram-se satisfatórios e contribuem para o avanço de estudos sobre a gestão de riscos.
The construction market is undergoing intense technological change. In a highly competitive sector, risk management is one of the main management strategies for large construction projects, helping construction companies to make informed decisions. In this context, this study aimed to identify and classify risk factors in Brazilian housing construction companies certified at Level A of the Brazilian Programme for Quality and Productivity of Habitat (PBQP-H) in the metropolitan region of Belo Horizonte, Minas Gerais. These risks were identified through the mapping of scientific articles and grouped into six categories: financial, managerial, technical, environmental, legal and socio-political. To collect the data for this study, an online questionnaire was administered to professionals in various positions in housing construction companies in the metropolitan region of Belo Horizonte. The results showed that five risk factors are considered serious threats to construction companies, while two represent a tolerable risk. "Interest rate fluctuations", "inflation fluctuations", "project changes or revisions", "subcontractor delays" and "shortage of skilled labor" stood out as the highest risks in the survey. The results obtained are satisfactory and contribute to the advancement of risk management studies.
