Abstract(s)
Percebe-se a crescente importância da análise do desempenho pós-construção em edifícios residenciais, sobretudo durante o período de garantia, etapa na qual se intensificam as solicitações de assistência técnica. Apesar de novas, tais edificações frequentemente apresentam manifestações patológicas e falhas construtivas, contrariando as expectativas de qualidade e durabilidade previstas nos projetos e na execução.
Neste contexto, o presente trabalho realiza uma análise quantitativa de 667 registros de assistência técnica em dois empreendimentos residenciais verticais, construídos por uma mesma empresa no estado do Paraná, Brasil. O estudo abrange dois edifícios novos, um com 64 frações e outro com 20 frações, totalizando 84 unidades habitacionais, todas localizados em ambiente urbano e destinados à habitação multifamiliar.
Os dados foram coletados durante a fase de garantia e organizados em 19 grupos de serviços, sendo posteriormente classificados quanto à origem das falhas (projeto, execução, material e uso) e avaliados segundo critérios de severidade, custo estimado e complexidade das intervenções, com o objetivo de estabelecer níveis de prioridade de risco.
Os resultados indicaram que a maioria das anomalias está associada a falhas de execução (62,8%), sendo os grupos de serviços com maiores percentuais: esquadrias de alumínio (21,6%), instalações hidrossanitárias (15,1%) e revestimentos de pisos (8,4%), representando as maiores proporções de ocorrências. Mais da metade das solicitações apresentaram grau de prioridade de risco baixo. Entretanto, uma parte significativa das solicitações revelou risco moderado (31,2%) a elevado (15,7%), evidenciando a necessidade urgente de uma gestão estruturada no setor de pós-obra.
O estudo propõe recomendações práticas e apresenta o desenvolvimento de uma ferramenta digital de apoio à gestão, capaz de registrar ocorrências, classificar riscos e realizar análises estatísticas detalhadas, contribuindo para o aperfeiçoamento contínuo do sistema produtivo e auxiliando na melhoria da tomada de decisões em futuros empreendimentos
It is increasingly important to analyze the post-construction performance of residential buildings, particularly during the warranty period, when requests for technical assistance tend to intensify. Despite being newly constructed, these buildings often exhibit pathological manifestations and construction defects, contradicting the quality and durability expectations set during the design and execution phases. In this context, the present study conducts a quantitative analysis of 667 technical assistance records from two vertical residential buildings constructed by the same company in the state of Paraná, Brazil. The study covers two new buildings, one with 64 units and the other with 20 units, totaling 84 residential units, all located in urban areas and intended for multifamily housing. The data were collected during the warranty phase and organized into 19 service groups, later classified according to the origin of the failures (design, execution, material, and use) and evaluated based on criteria such as severity, estimated cost, and intervention complexity, with the aim of establishing levels of risk priority. The results indicated that most anomalies are associated with execution failures (62.8%), with the service groups with the highest percentages being aluminum frames (21.6%), plumbing and sanitary installations (15.1%), and floor coverings (8.4%), representing the largest proportions of occurrences. While more than half of the requests had a low-risk priority level, a significant portion of the requests indicated moderate (31.2%) to high (15.7%) risk, highlighting the urgent need for a structured post-construction management system. Based on this analysis, the study proposes practical recommendations and presents the development of a digital management support tool capable of recording occurrences, classifying risks, and performing detailed statistical analyses, contributing to the continuous improvement of the production system and assisting in better decision-making for future projects.
